The rehabilitation of 110–116 Baldwin Street continues the reinvestment in downtown Elmira’s historic building stock. Working with Capriotti Properties, Johnson-Schmidt Architect provided preservation-focused design and historic tax credit guidance for the reuse of these contributing late-19th-century commercial buildings.

The project includes exterior masonry repairs, storefront and window rehabilitation, preservation-sensitive replacement windows, and interior improvements to support new market-rate apartments on the upper floors. Careful coordination with SHPO and NPS helped guide design decisions so that necessary upgrades could be completed while retaining the character of the historic façades and surviving interior features.

Together, these buildings reflect the value of small-scale downtown rehabilitation: restoring active street-front buildings, expanding downtown housing, supporting local businesses, and preserving the architectural fabric that gives Elmira’s commercial corridors their identity.
