The rehabilitation of 109 Oak Street will transform a historic Binghamton building into eight affordable apartments for Metro Interfaith Housing, supporting the organization’s mission to provide quality housing while reinvesting in existing neighborhood fabric. The project builds on the character of the original structure, retaining its exterior presence, residential scale, and historic materials while adapting the building for safe, efficient, and long-term use.
As a historic tax credit project, the design approach is centered on balancing preservation with the practical goals of affordable housing. Existing masonry, wood framing, window openings, roof forms, and surviving interior features help guide the rehabilitation, while new apartment layouts, building systems, ventilation, accessibility improvements, and life-safety upgrades are carefully integrated within the historic envelope.
The work also addresses significant existing conditions, including structural repairs, roof and framing concerns, basement stabilization, and areas of prior fire damage. Rather than replacing the building’s character with a generic new interior, the project uses the existing fabric as a foundation for warm, durable, and efficient housing.
When complete, 109 Oak Street will return an underutilized building to productive use while adding much-needed affordable housing in Binghamton. The project reflects the broader value of adaptive reuse: preserving the identity of existing neighborhoods while creating new opportunities for residents and the community.
